I understand the desire to avoid paying a
commission when selling your home. Who wouldn't want
to save money? But the question to a
For-Sale-by-Owner (FSBO) is, "Are you sure that you
will actually save money?"
What is a FSBO?
A 'For-Sale-by-Owner' or FSBO (pronounced 'FIZ-bo'),
is when a homeowner markets and sells his own home
without the assistance of a licensed Realtor,
usually in order to avoid paying a commission. He
assumes all responsibilities himself including
pricing, marketing and advertising, staging,
conducting showings, open houses, negotiating,
execution of contracts and other documentation,
final walk through and closing.
Selling a home as a FSBO is a very difficult thing
to do. If it were easy, everybody would do it. Even
if a private sale is executed, the sale price is
very often much lower than if the home were
marketed, exposed, and sold by professionals with
direct access to the most motivated buyers.
Should You Sell Your Home as a FSBO?
As one of my clients, I will always help and guide
you in whatever way you choose to sell your home,
even without a commission. But I will be honest
about the fact that I think it's a far safer bet,
financially, to use a licensed Realtor. I know that,
even when you factor in the commission, I can net
you more money on the sale than if you sell it
yourself. The reasons are many. First, I will be
instrumental in marketing and exposing your home to
the entire buyer pool - particularly to experienced
buyers who are ready so make offers in Montclair,
New Jersey area. This is the one of the greatest
challenges for a FSBO seller, aside from the other
tasks associated with selling your own home. In
fact, it is simply not possible - at this point in
time - for a seller to reach the same number and
caliber of qualified buyers that Realtors can.

the entire buyer pool and the very best buyers. I

problems, avoid or solve them and generally manage
the entire deal - all the way to the closing table.
