staging, renovations that make you money when you
sell, how to find and attract buyers, the psychology
of buyers and their behavior patterns in both up and
down markets, how to negotiate and respond to
lowball offers, flipping, relocations and estate
sales, selling income producing properties,
calculating profit and managing the deal to closing.
I have been in real estate ten years and practice it
full time. I have represented sellers and buyers in
the sale of over $50 million in real estate. I am
extremely passionate about what I do. When I list
your home, it becomes the center of my focus. I am a
member of the West Essex Board of Realtors and am
one of a select group of Realtors in the United
States with the National Luxury Home Marketing
designation and a member of its Million Dollar
Guild.

Pricing
Pricing property in the Montclair, New Jersey region
is not just about looking at “comps” and coming up
with a “reasonable” number. It’s about really
understanding the market (which way the market is
headed and by how much) and the market place (the
current buyer pool its behavior patterns and what it
will pay). When the market was at its height, it was
pretty easy to price a home. They all sold. But when
the market goes down, buyers begin to behave
differently. It is essential for a Realtor to
analyze and gauge the pulse of the market on a
constant basis.
Physical Presentation of Your Home or Staging
We’ve all seen the TV shows about “staging” a home
to sell. But the purpose is not to make every
property look like a magazine spread just for the
sake of it. The purpose is to present your home in a
way that will make you more money; to make strategic
moves which will have a dramatic impact on the sale
price. One of my specialties, as an author and as a
Montclair, New Jersey realtor is to selectively
stage or suggest upgrades to items that I know -
through experience - will add thousands, and even
tens of thousands of dollars to the value of your
property.
Exposure
In order to know for sure that you will be getting
top dollar for your home, it is essential that the
property be exposed to the entire “buyer pool”. If
only a fraction of the buyer pool is aware that your
home is for sale, then you’ve stunted the natural
competition for your house. It is an economic fact
of any commodity-based business that more interested

deal to closing in spite of obstacles along the way.

emotional time. Anticipating problems, solving them
and managing emotions (while keeping the deal
together) is a specialty about which I am very
passionate and experienced.
